This project showcases Rockaway’s expertise in navigating unique challenges. Corner lots often present a variety of challenges requiring careful planning to ensure safety and functionality. Here’s the ones we tackle for this project:

Permeable Solutions: Atlantic Beach has strict permeability requirements to manage stormwater runoff. Swales are a great option for onsite water containment that’s good for the environment, but can make it difficult for walking. Rockaway used creative solutions like Trex decking with integrated cable railings for walkways, which allows water to pass through while providing a beautiful and safe walking surface.

Beyond Functionality: Beauty and Comfort

A well-designed landscape isn’t just about function; it’s about creating an inviting atmosphere. Rockaway’s team strategically placed plantings to achieve multiple goals:

Low-Maintenance Appeal: Florida’s sandy soil and intense sun demand plants that thrive with minimal care. David’s design plan called for native and drought-tolerant options like bulbine, blue daze, bromeliads, and jasmine, minimizing water needs and maintenance.
Privacy Haven: For poolside privacy, jasmine vines were strategically planted to create a natural screen and over time transforming the backyard into a secluded sanctuary.
Coastal Flair: Sylvester palms flanking the entrance added a touch of classic Florida style, while the rock beds with firebush and verbena provided vibrant pops of color.
Nighttime Ambiance: Strategically placed outdoor lighting in the rock beds, fence line, and along the walkways enhanced the space’s beauty and functionality after dark.

Working with City Regulations

Navigating city regulations can be complex, but Rockaway has the expertise to ensure your project complies with all requirements. In this case, the city initially pushed back on certain elements, but Rockaway worked collaboratively to find solutions. For example, the initial plan for grid pavers in the driveway was replaced with a larger granite gravel option that addressed drainage concerns and provided a more practical solution for the homeowner.
